Stamp duty and registration charges in Hyderabad

If you are buying property in Hyderabad for living or investing, stamp duty and registration can add meaningfully to your budget. Across Telangana, stamp duty is typically around 4% of the property value.

Buyers also need to account for transfer duty (often around 1.5% under GHMC for applicable properties) and registration fees of about 0.5% of property value. Together, these charges are commonly close to 6% of the transaction value.

Home loans generally do not cover stamp duty and registration — keep this amount ready from your own funds. For under-construction apartments, GST may apply as a separate line item on top.

Always check the guidance value used for duty calculation. If the agreement value is lower than guidance value, duty is usually computed on the higher figure.

Prefer online payment channels where available, book your registration slot early, and carry identity and address proofs as required by the registrar.

After registration, complete mutation so municipal records reflect your ownership — this matters for property tax and future resale.
